The Highlands Slopeside Exterior Remediation was a 2-phase project taking place in the ‘off-season’ time in 2016 and 2017 for the exterior renovation of 36-unit mountain condominium. Phasing was required during these periods to minimize disturbance to guests and owners whom typically reside during the Beaver Creek Mountain’s ski season. Additionally, given the nature of a slopeside condominium with true ski-in/ski-out rooms, work had to be coordinated with Vail Resorts who owns the land where much of the projects material and equipment was stored.
Work included complete removal of the existing hot roof, and replacement with new DaVinici Synthetic Slate cold roof and Bylin heat tape system to alleviate issues associated with ice dams and condensation leaks. The picture shows work completed in phase 1 (left) and work to be completed in phase 2 (right). One can also see both roof systems side-by-side. The roof to the left is shown holding snow as designed, whereas the roof to the right ventilates heat from the building causing snow to melt more rapidly.
MYC and our subcontractors also provided all new exterior finishes including, natural stone veneer wainscot, stone chimneys with new copper chimneys caps, new reinforced stucco basecoat, rough sawn STK western red cedar siding and trim, fiber-cement siding and trim, and new cold-applied waterproofing at all balconies covered with Trex decking and new steel guardrails. New ski-in/ski-out entry roofs were constructed and all windows and doors were replaced with new high-efficiency aluminum-clad wood windows and doors.
