Mirasol Senior Community

Community Center, Apartment Work, and Site Infrastructure Work

Mirasol Phase I included a 5,718 SF community center and 49-unit senior apartment building, plus infrastructure work on a 20+ acre site. The apartment building portion of Mirasol Phase I included wood framed structure and stucco exterior finishes. The two-story apartment building has one-bedroom homes (680 SF) and two-bedroom homes (860 SF), a community social room, a library, and an overnight hotel suite. The apartment building is located directly across the street from the 5,718 SF Mirasol Community Center. The community center includes a relaxing, sunny great room; private and professional conference room; well-equipped and roomy fitness center; media room with computers, printers and Internet access; coffee and bistro area; and outdoor patio. It is a hub of activity, amenities, programs, and services. Residents can take in a yoga class, enjoy continental breakfast, garden in the community garden, play some cards with friends, or curl up with a book.

Although this was a hard-bid project, all bids came in over budget. MYC was the lowest bidder and was invited by the Loveland Housing Authority to work with the owner and architect to identify possible savings. We provided a list of potential savings from which the owner could choose and bring the project within budget and then negotiated the contract with MYC.

Brookdale Senior Living Communities, Meridian Retirement Community

Horizon Bay Meridians Retirement Living is a series projects in Lakewood, Boulder, Arvada, and Englewood. Each project is approximately a 23,000 SF complete interior remodel with a separate finish schedule. Each project is multi-phased with an overlapping schedule. MYC provided preconstruction, value engineering, and cost estimating for the owner. All five of the Horizon Bay Meridian renovations took place with tenants occupying the site. We also completed resident room finishes and resident balcony replacements after this main project work was completed.

Julia Temple Healthcare Retirement Community

The scope of work for this project included the general renovation and alterations to the existing senior nursing facility. This included three buildings of approximately 45,000 SF of floor space. Work included a general renovation/face lift of the exterior building elevations with a focus on the main entry. The main entry, lobby, and dining room areas were renovated (approximately 4,000 SF). MYC installed air conditioning, replaced windows, and installed a new roof on two of the buildings. The structures are a combination of concrete, steel, and wood framing with two-story partial basements and a type 1-2 occupancy. 

The MYC team for this project had to be especially mindful of the residents since a lot of them suffer from dementia. MYC worked closely with the owner and architect to make sure that the specified materials and finishes were used to make the end user feel the most at home.
